The Investments Analyst will be accountable for supporting the efforts of the Investments team to (i) grow our client’s commercial real estate (CRE) portfolio through acquisition of CRE assets in Hawaii, (ii) harvest value from our client’s CRE portfolio through selective dispositions, including the disposition of our client’s remaining CRE assets in the U.S. Mainland, (iii) optimize our client’s development and land portfolios through monetization via bulk sales, joint ventures and financings, (iv) work closely with other departments in the Company to identify and validate “proof of concept” for value creation opportunities within our client’s CRE portfolio, and (v) achieve opportunistic returns through acquisition of, co-investment in, and lending against, short-cycle Hawaii development projects.
NATURE AND SCOPE
Under the direction of Investments managers, the Analyst will be responsible for underwriting, diligencing and participating in the closing of sophisticated real estate transactions, including but not limited to (a) acquisition and disposition of the fee simple interest in various real estate assets ranging from entitled land to stabilized commercial projects, (b) structuring of real estate joint ventures, (c) construction, structured and mezzanine lending, and (d) acquisition of real estate-secured debt.
Candidates should have 2 or more years of real estate, private equity, management consulting or banking experience and possess the following: strong quantitative skills, including a demonstrated proficiency in creating and managing standardized and ad hoc cash flow models of varied investments; the ability to effectively communicate complicated business concepts both verbally and in writing; a team mentality; and the capacity to multi-task and self-manage. Proficiency in Excel and fundamental finance concepts are required. Proficiency in ARGUS (Enterprise or DCF), exposure to multiple real estate product types and due diligence skills are strongly preferred.
Analyzing the economic viability of potential real estate acquisitions & investments in a quick, efficient and thorough manner, and analyzing the value of Company-owned assets identified for disposition. Preparing detailed financial analyses & discounted cash flow models in ARGUS & Excel.
Independently performing market research and understanding market dynamics via utilization of internal and external resources. Assembling data necessary to understand trends and develop investment theses based on economic, demographic, and other market information.
Supporting Investments team members in the negotiation of the terms and deal structures of potential real estate acquisitions, dispositions and joint venture investments in a manner that maximizes returns while minimizing risk.
Working with members of the Asset Management, Development for Sale, Development for Hold, Leasing and Land Operations teams to (i) scope and execute upon value creation and disposition opportunities, including preparation of related financial models and collection of due diligence materials in preparation for disposition, and (ii) collect data for inclusion in the Company’s proprietary databases (e.g., comparable rent and transaction databases) to assist the Company’s portfolio management and investment efforts.
Identifying, coordinating and completing all required due diligence in regards to the physical and economic attributes of potential acquisitions, dispositions and joint venture investments. Working closely with consultants, brokers, and other third parties involved in the transaction.
Working with in-house and external legal counsel and Investments team members in the documentation of all agreements appropriate to the transaction, reviewing all agreements to ensure that they accurately represent the terms of the transaction and the intent of the parties and conform to all applicable Company policies, and closing the transaction in accordance with such agreements and policies, and with all applicable corporate and Board approvals.
Preparing reports, presentations, and capital expenditure requests articulately and compellingly communicating investment attributes and returns.
Performing such other tasks & assignments as may be assigned by the VP, Investments.
