Ziff Properties is seeking a Property a Property and Project Manager to join a challenging, fast-paced, fun and dog-friendly work environment in Charleston, South Carolina.
The successful candidate will be responsible for the items listed below, as well as implementing strategies aimed to enhance and maintain the company’s image and brand through tenant relations. It is imperative that the candidate be able to pleasantly and professionally communicate with clients and respond to calls in a timely manner. Must be attentive to detail with problem solving skills and possess a strong work ethic as management will rely on this position to follow tasks through to completion. Some travel will be required.
Work with Construction Manager & third-party contractors to coordinate & execute a variety of work at retail centers, including but not limited to: Exterior renovation Exterior paint Tenant Capital Improvements Landscaping Improvements Parking lot work Obtaining Estimates Project Execution
Responsible for the management of 4 properties throughout 3 states. Site & Building Coordinate small site repairs, roof leak repairs & other repairs and/or maintenance that are the responsibility of the landlord. Perform site visits to each property to observe condition of common areas, completed projects, reported issues & potential repairs/expenses. Schedule roof condition reports, HVAC condition reports & annual backflow inspections as needed. Develop, maintain & update an annual budget for each property’s daily operations & services. Tenants Maintain open dialogue with tenants to stay informed of existing & developing issues. Respond to tenant notices/complaints, and coordinate with them to see that all questions are answered & issues are resolved. Get estimates/pricing for small projects, such as replacing HVAC unit(s), which are the responsibility of the Landlord, per the terms of a new lease or renewal. Property Acquisition Acquisition Assist in due diligence during a potential property acquisition, as required. Review existing vendors at newly acquired property & establish all necessary vendor contracts to ensure seamless transition in services. Coordinate with Construction & Acquisition teams to ensure all initial site work is completed in a timely manner upon closing.
